Here a few reasons WHY:

Roof Damage. Bubbling, blistering, cracks, tears and punctures in the cover can allow water into the roof system that ruins the insulation and deteriorates the decking. Poorly installed flat or shingle roofs can develop seam separations.

Drainage System issues. Recurrent drain backups can result in ponding that causes roofing membrane deterioration. All drainage systems should have back ups to prevent overflow. If not corrected properly can increase more damage.

Flashing Repairs. Perimeter and parapet flashing is susceptible to tearing and separating due to normal expansion and contraction of the roof. Without flashing the risk of leaks increases.

Roof Replacement: Most shingle roofing styles have a lifespan of 15-30 years, depending on the product. As the lifespan nears completion it will often become visible that the roof is falling into despair. Replacing the roof prior can often save money.
